I was able to fix this by using the following code:

<?php if ( is_user_logged_in() ) { ?>

<?php if ( bbp_show_lead_topic() ) : ?>

<?php bbp_get_template_part( 'content', 'single-topic-lead' );	?>

<?php endif; ?>

<?php } else { ?>

<?php bbp_get_template_part( 'content', 'single-topic-lead' );	?>

<?php } ?>
